Playa Vista, on LA's Westside, is a relatively new neighborhood — entirely planned starting in the early 2000s — that today functions almost like its own small city within the urban fabric, according to the South Bay agent who also covers the area.
The heart of Silicon Beach
The area is known as the heart of what's called Silicon Beach — a direct reference to Silicon Valley, but applied to the stretch of the LA coastline where offices of tech giants are located, including Google, Meta/Facebook and YouTube. This draws a predominantly young crowd tied to the tech industry.
Everything on foot
Because it was planned from scratch and is relatively recent, Playa Vista was designed to be walkable: movie theaters, bars and restaurants are within walking distance of most homes — an increasingly valued feature, according to the agent, as fatigue with LA freeway traffic grows.
Price and property profile
It's rare to find a standalone single-family home in the neighborhood — the predominant style is condos, apartments and townhomes. Prices range between $1.2 and $1.3 million, and can go higher depending on the property's finish. Since much of the population works remotely in tech, many buildings in the area come equipped with high-end shared meeting rooms for those working from home.
