Beyond its better-known urban core, Santa Clarita brings together a series of smaller areas that were incorporated over time — each with a very different property profile, according to the local agent.

How the city was formed

Santa Clarita was formed through the incorporation of smaller towns like Canyon Country, Newhall and Saugus. Then came Stevenson Ranch, in a more recent construction phase, and Castaic, a bit farther from the center.

Large lots and custom-built homes

In areas like Sand Canyon, Agua Dulce and Acton, it's possible to buy multi-acre properties and build a fully custom home from scratch — the size and construction standard vary widely depending on the era and the original owner: there are 25-acre lots with 10,000-square-foot homes, and others of 5 acres with much more modest houses.

A horse at home, 30 miles from Los Angeles

These regions have dedicated horse trails, and it's not unusual to find properties with horses, chickens and even sheep — even while being about 30 miles from downtown Los Angeles. Some of these areas also have small planned communities with standardized building rules, an intermediate option between a fully open lot and a conventional house.

Community life and the film industry

Many of these larger properties hold small local farmers-market-style gatherings on weekends, featuring produce grown on the property itself — more of a neighborhood meeting point than a large-scale business. The region is also one of the most used for Hollywood filming, a fun fact that draws interest from those who like the film industry.
