Staging: why preparing the inside of the house can be worth more than a renovation

Rented furniture, digital floor plans and neutral colors: understand why agents almost always recommend staging a house before listing it — and why an empty house tends to be harder to sell than it seems.

Preparing a house before putting it on the market — what agents call staging — was described in the episode as one of the most essential steps for a fast, successful sale in California.

What staging involves

Before listing the property, the agent usually advises the seller on what to adjust inside the house: removing or swapping furniture, repainting walls, aligning colors. When the house is empty, it's common to hire specialized companies to bring in temporary furniture just for photos and showings — or even to do fully virtual staging, added directly to the listing photos.

Why an empty house is harder to sell

According to the agents, even with virtual staging, most buyers can only picture themselves living in a house when it's physically furnished — empty, it becomes harder to visualize where the sofa or dining table would fit, which reduces the visitor's emotional connection to the property.

Floor plans sell too

Another point mentioned: listings that include a floor plan with measurements tend to be more attractive — many agents today use apps like CubiCasa, linked to the realtor association, to measure and generate the floor plan digitally, something not very common in the Brazilian market.

Practical staging rules

  • Neutral colors and uncluttered spaces (declutter) tend to work better than personal decor.
  • Family photos and very personal items are usually removed — the goal is for the visitor to picture themselves living there, not to see someone else's life.
  • Good natural light is one of the most valued points in preparing a house.
  • From the buyer's perspective, an item visibly in need of repair tends to be discounted from the price by more than it would actually cost to fix — which reinforces the value of delivering a move-in-ready house.
